On November 1, 1956, first state in India based on the
linguistic behavior was created in the form of Andhra Pradesh. 13 years later,
state saw its first Telangana movement for a separate state. Since then Telangana
has been one of the biggest political debate of India.
In 2014, UPA and Congress Working Committee
decided to carve out Telangana state and Group of Ministers (GoM) was
constituted to decide on the proceedings. On December 5, 2014, Union cabinet
approved draft Andhra Pradesh Reorganization Bill 2014 based on the
recommendations of GoM. It was then sent to Andhra Pradesh legislature for
their approval, who rejected the bill and appealed the President not to send
the bill to the Parliament.
However, on February 13, 2014 the Telangana Bill was introduced in Lok Sabha
and five days later it was passed. On February 20, 2014, the bill was passed in
Rajya Sabha as well. The bill now needs to be approved by President to form
Telangana as a separate state.
According to the bill, Telangana comprising of 10 districts (will be extracted
from Andhra Pradesh) and rest of the area i.e. 9 districts of "Coastal
Area" and 4 districts of "Rayalaseema" will be formed as a
seperate state named Seemandhra.
What constitutes the 29th state of India
The 10 districts which will be part of Telangana are Hyderabad, Adilabad,
Khammam, Karimnagar, Mahbubnagar, Medak, Nalgonda, Nizamabad, Rangareddy, and
Warangal. Hyderabad will remain common capital for both Seemandhra and
Telangana for 10 years from the day these two areas will be officially
announced as the separate states. During this time a new capital city will be decided
and developed for Seemandhra.
Hyderabad one of the biggest hub of IT companies in India, is expected to drive
the real estate market in Telangana state. The city contributes the most when
it comes to per capita income, real estate industries, private companies and
infrastructure. The area around the city is much developed with an
international airport, vast roads, planned metro, schools, colleges and other
infrastructures.
Telangana will have 17 Lok Sabha seats and 119 Assembly seats. The area under Telangana
is drained by Godavari, Krishna, Musi and Manjira rivers, making it a favorable
place for both agriculture sectors and industry set ups.

So, were in Hyderabad should one focus? The investors must concentrate on the areas near Gachibowli. Places, such as Shamshabad, Narsingi, Tellapur and Maheshwaram hold good investment potential as these are planned to be the IT hubs in future.
“The commercial activities in Hyderabad never witnessed a slump or stagnancy. About 80 per cent of the growth in business happened due to internal companies expanding vigorously. Now that the political uncertainty is over, there would be more of external or newer companies foraying into Hyderabad,” says Nitin Bichala of Brooks Realtors, a city-based real estate firm. In this scenario, real estate has nothing to lose but only to gain in future.
Reiterating the same, Sandip Patnaik, managing director – Hyderabad, Jones Lang LaSalle India says, “Hyderabad is expected to continue to retain its relevance and superiority over other cities of the state due to its state-of-the-art infrastructure and high-end development. Over the next six to nine months, the overall business sentiments in the city are likely to remain stable. Investors may find this period favourable, as property valuations are low and there is still potential to capitalize on this.”
Thus, if you are an intending to invest in Hyderabad, it is the best time to buy a property in the city, as it is slated to become one of the lucrative investment destinations in the coming years.
